What CAFM software actually does

Computer-aided facility management (CAFM) software is the operating record of a building portfolio: where things are, what condition they are in, who is responsible, what work is due, what happened, and what it cost. A CMMS (computerized maintenance management system) is the maintenance core of that record — assets, preventive plans, corrective work orders and history. A full CAFM adds the surrounding disciplines: space, people, keys, security, QHSE, utilities, documents, procurement, stores and contract performance.

Why a global checklist does not work in the Kingdom

  • Field teams work in Arabic. A translated marketing site is not the same as Arabic inside the permit, the patrol log and the work order.

  • FM contracts here are KPI-driven with deductions. If the software cannot connect operational evidence to the deduction, the argument happens in email.

1. Arabic where the work happens

The approved illustrative case: a SAR 200,000 monthly contract, a 2.9% applied deduction, SAR 194,200 net payable to the contractor — and every operational record behind that 2.9% still attached. The contract module calls this output a draft invoice; it is the contractor's payable amount for the period under the configured rules, a review document rather than a tax invoice. If a platform cannot show that chain, deductions become negotiations.

5. Evidence attached to the record, not to a chat group
