What a CMMS is, and what it is not
A CMMS keeps four things together: the asset (identity, place, documents), the plan (periodic or meter-triggered preventive tasks), the fault (corrective requests with priority and SLA), and the history (what was done, by whom, with which parts, and what it cost). That is the core CMMS promise: plan work, respond to faults, document execution and preserve asset history.
A CMMS is not a space planner, a security system, a QHSE register or a contract engine. When a Saudi FM contract needs those too — and KPI-driven contracts almost always do — the buyer needs a CAFM with a CMMS inside it, not a CMMS with add-ons bolted on later.
The asset record is the spine

Corrective maintenance with an honest clock
Four questions decide whether a corrective record will survive a KPI review: What failed? Who owns the response? What changed the clock? What proves closure?
The clock question is the one most systems lose. A pump cannot be stopped until the client approves a shutdown window; the SLA clock should pause during the approved hold, and the approval should be in the record. Do we need a CMMS or a CAFM?
If the scope is maintenance only — assets, PPM, corrective work, stores — a CMMS is enough. If the contract also covers space, security, QHSE, utilities, keys, events or KPI-based payment, you need a CAFM with a CMMS inside it. CAFMPRO is the second: a CMMS core within 15 connected modules.
